Projects and Concerns

Current Projects and Concerns

The Board of Directors is currently working on the following:

  • Repairs of damage caused by hurricane Katrina.
  • Repairs and maintenance needed to properties in our subdivision (e.g., repairs and maintenance needed to dwellings, perimeter fencing, etc.)
  • Parking issues
  • Community eyesores, including townhouses in disrepair, abandoned vehicles, etc.
  • Legal action against homeowners whose dues are in serious arrears (Considerable progress has been made on this task.)

Completed Projects

The Board of Directors has accomplished the following:

2006:

  • National Night Out Against Crime—Despite intermittent thunderstorms, 28 people (from 15 homes in the community) attended the barbeque held at the pool on August 1. Jack Migliore for planned this event and cooked.
  • Dealt with the property insurance crisis resulting from the 2005 hurricane season

2005

  • Hired Gail Barnett of Reilly Barnett to manage the property effective January 1, 2006.
  • Our insurance costs decreased this year, even thought the insured value of the buildings was increased substantially to insure that replacement costs are covered. Total renewal cost is $38,673.51, down from $39,257 for 2004, and substantially less than the $43,400 estimated renewal cost. The deductible increased from $1,000 to $2,500. The Directors and Officers policy decreased from $1,260 to approximately $800 ($777 plus finance charge). The property and general liability decreased from $37,997 to $37,074.
  • Phase I chimneys were painted.

2004

  • Our property and liability insurance increased from $31,812 last year to $37,997 this year. The original price was over $42,000 but Beau got an underwriter to look at the policy and the price decreased some. There were very few companies interested in writing insurance for us. One company offered a policy for less than $30,000 we but chose not to get it because the deductible for hurricane damage was $15,000. We were able to reduce the cost of the Directors and Officers policy from $2302 to $1260.
  • Finalized a new contract for grounds maintenance, reducing monthly maintenance costs from $1550 to $850. Part of the reduction is because owners of vacant lots are now responsible for mowing their lots instead of the Association paying for it and part is because we have changed maintenance providers.
  • Web site hosting has been moved to a different company. A free account has already been obtained for the next two years. Web site costs have been reduced from $535 per year to less than $10 per year for at least two years.
  • Board members Allen Fugler and Dan Lupton planted several vines against the pool fence. New umbrellas were purchased and the lounge chairs cleaned.
  • Board member Dan Lupton has completed several projects to improve the neighborhood:
    • cleaned, repaired, and repainted the sign at the entrance.
    • repainted the rusting electrical boxes on the ends of the buildings.
    • repainted the rusting mailboxes.
    • installed the Neighborhood Watch sign at the entrance.
    • made repairs to the restrooms in the pool house and painted signs and decorations on the doors
    • made new street number signs for phases I and II. (Signs will be made for the garden home area later, when the addresses have been finalized.)
    • repaired and sealed the front boardwalk.
    • repaired broken curbs throughout the subdivision.
