Cypress Point Subdivision

Cypress trees often bring to mind thoughts of cool shade and relaxation. At Cypress Point Subdivision, we are proud of our little haven in the heart of Baton Rouge. Because our subdivision of stylish townhouses and garden homes is tucked between I-10 and a small, older neighborhood, many Baton Rougeans aren't even aware that Cypress Point exists. It is conveniently located and has easy access to I-10 and I-12, the Mall of Louisiana, the United Plaza office park, and Our Lady of the Lake Regional Medical Center.

New Protocol for Handling Non-Payment of Dues:

At the December, 2006, meeting, the Board adopted the following policy for handling accounts with past-due balances:

  1. When three months’ dues are owed (officially two months in arrears, plus the current month), Gail will send a standard letter (quoting the legal documents about providing property insurance, membership and dues payment is mandatory, information about the dues covering property insurance) and a statement to the homeowner and to the mortgage company.
     
  2. When four months’ dues are owed (officially three months in arrears), the attorney will send a collection letter.
     
  3. A lien will be filed when the balance due reaches $500 for townhouses and $300 for garden homes.
     
  4. A lawsuit will be filed and a judgment obtained when the balance due reaches $1000.

Note to Realtors

Realtors are asked to give the Association at least 5 days’ notice if signatures are needed to remove liens, etc. Please do not wait until a day or two before closing or you risk not getting what you need on time.

Note to Homeowners and Residents

Please remember that all board members are unpaid volunteers who are donating their time to handling Association business. They have other demands on their time, just as you do. Board members try to respond to inquiries and complaints ASAP but it may take awhile.

We rely on homeowners and residents to let us know when something needs attention. Please e-mail or call with your concerns because we cannot address them if we aren’t aware of them. This is especially important in Phases I and III because most board members live in Phase II and aren’t as aware of problems in other areas as those who live there.

If you have a complaint about something that you might be able to help solve or at least look into (e.g., landscaping, parking), please volunteer to help resolve the problem or explore alternatives for resolving it.

The Board does not have the legal authority to handle neighbor-to-neighbor problems (e.g., loud noises, late parties, roaming pets, unmowed lots, etc.). These matters should be handled by contacting your neighbor or the appropriate authority (Sheriff, Animal Control, DPW, etc.).

Property Management Company

Effective March 1, 2008, the management company for Cypress Point is Realty & Management Services. Steve Smith and Kathryn Mason can be reached at 225-925-3330 or by e-mailing Cypresspoint@realtymgmt.net. Dues payments and correspondence should still be mailed to the 8400 E. Cypress Point Ct. address.

Termite Inspection

The annual termite inspection has been completed. Termites were not found, but the usual problems are common throughout the neighborhood. All Phase I and II homeowners will receive a letter reminding them of problems that need to be corrected.

Sheriff’s Department

The telephone number for the East Baton Rouge Sheriff’s Department is 389-5000. If you see any problems in the neighborhood, please call the Sheriff’s Department immediately. This includes such things as speeding, reckless driving, possible criminal activity of any kind, trash burning or dumping, and theft of electricity (e.g., an electrical cord running from a new construction site to outlets in the poolhouse or a townhouse or occupied house). The only way to stop these sorts of activity is to get law enforcement involved.

Important Notice About Past Due Balances

At the November 2004 meeting, the Board of Directors approved a new policy for handling past due balances. The board will vote on collection procedures against all owners who are more than three months behind in paying their dues and assessments. Owners who are not making a good-faith effort to stay current with their dues and pay off their past-due amounts are subject to legal action. Judgments for the past-due amounts and fees associated with collection (filing, legal, etc., approximately $200-$250), will be obtained. Judgments appear on credit reports as bad debts and have a negative effect on one’s credit history.

The majority of owners are either current or have paid in advance.

Pool keys:

Contact the property management company to obtain a pool key. Each unit is entitled to one pool key. Additional and replacement keys are $10 each. Tenants must get their key from their landlord. Pool keys will be deactivated for any resident who is two months or more behind in paying dues.
